What is included

Every commissioning package, covered.

Pressure testing

Hydraulic and pneumatic testing to the specified pressure and duration, carried out before insulation and before anything is concealed, and recorded.

Cleaning and flushing

System cleaning, flushing and chemical treatment so new plant is not commissioned into the debris left behind by the old system or the installation itself.

Chlorination and sampling

Chlorination of the domestic water services with sampling and certification issued as part of the handover pack.

Balancing and witnessing

Flow rates set and recorded at the commissioning sets, results presented for witnessing, and the demonstration the client actually needs at handover.

Why does balancing matter so much?

Because an unbalanced system delivers most of its flow to whatever is closest to the pump. The far end never reaches temperature, the near end overheats, occupants open windows, and the boiler short cycles and wears out early. Balancing is a day or two of work that decides how the building performs for the next fifteen years.

Can you commission an installation someone else put in?

Yes, and we are asked to reasonably often. What we will not do is sign off a system we cannot verify. If commissioning sets were not installed, or the system was never cleaned, we will tell you what has to be put right before a meaningful commissioning result is possible.

What records do we get?

Pressure test certificates, flushing and treatment records, chlorination certificates and sample results, and balancing sheets showing design and achieved flow rates. All of it dated, and all of it part of the O and M content rather than an afterthought.

Do you carry out water treatment as part of commissioning?

Yes. Cleaning, flushing, inhibitor dosing and where required biocide, with the analysis to confirm the system is where it should be before it is handed over. Commissioning a dirty system into service is the most common reason new plant fails early.

Can commissioning be witnessed by the client or their consultant?

Yes, and we would encourage it. Witnessed results are worth considerably more than a sheet of numbers handed over at the end, and it gives the client team a proper look at the plant while somebody who knows it is standing next to it.

Based in Dublin and working across the city and the surrounding counties most weeks, so getting out to look at a building is rarely more than a few days away. Work further into Leinster is no problem for the right project.
