New plant rooms

Set out from the coordinated layout with real maintenance access, inertia bases, anti vibration, drainage and lifting considered before the first bracket goes on the wall.

Plant replacement and upgrades

Like for like replacements and full upgrades of boilers, pumps, calorifiers, heat exchangers and pressurisation units, sequenced around how the building actually runs.

Pipework and fabrication

Headers, manifolds and connections fabricated on site in copper, carbon steel or stainless, supported and insulated to a standard that stands up to a client walk round.

Water treatment and dosing

Dosing pots, side stream filtration, dirt and air separation and system cleaning, so the new plant does not fail early on the debris the old system left behind.

What does a plant room upgrade normally involve?

A survey first, because the existing plant room is rarely what the drawings say it is. From there it is usually some combination of new boilers or heat exchangers, new pumps, updated pressurisation, new headers, a system clean and updated controls. The pipework is normally the part that decides the programme, not the plant, because that is what has to be cut out and rebuilt around a live building.

Can you work in a plant room with restricted access?

Yes, and a lot of Dublin plant rooms are exactly that: a basement with a stair, a lift with a weight limit, or a roof plant room with a single door. That is a sizing and sequencing question rather than a blocker. Modular boilers, sectional heat exchangers and site fabricated headers exist for this reason.

Do you provide a plant room layout before starting?

Where we are installing rather than working to someone else's design, yes. A marked up layout showing plant positions, maintenance clearances and pipework routes gets agreed before fabrication starts. It is much cheaper to move a pump on a drawing than after the base is grouted.

Will the new plant room be labelled and recorded?

Yes. Valve charts, pipework identification, flow direction, a plant schedule and marked up as-builts are part of handover. A plant room nobody can read is a plant room the next engineer will guess in.

How long does a plant room upgrade take?

A straightforward boiler and pump replacement in an accessible plant room is typically a matter of a few weeks including commissioning. A full strip out and rebuild with new distribution is longer and depends heavily on what shutdown the building can give us. We will give you a real sequence once we have surveyed it.
