What is included

Every mechanical installation, covered.

Mobilisation and first fix

Setting out from the coordinated drawings, builders work openings agreed early, and first fix pipework installed to suit the follow on trades rather than in isolation.

Plant and equipment

Boilers, pumps, plate heat exchangers, calorifiers, pressurisation units, buffer vessels and air handling connections, set on their bases and connected properly.

Second fix and finishes

Terminal units, valves, controls interfaces, insulation and identification, installed once the building is ready for them rather than damaged waiting for it.

Commissioning and handover

Flushing, water treatment, balancing, commissioning and witnessing, with the demonstration and O and M content the client actually needs.

What size of mechanical package do you take on?

Anything from a single plant room or a floor of a fit out up to a full building mechanical package. What matters more than the value is whether the programme and the information are realistic. If a job is bigger than we can resource properly we will say so at tender rather than take it and then let the programme slip.

Do you work directly for main contractors?

Yes, and it is most of what we do. We also work directly for facilities management companies, developers and private clients. Working under a main contractor means the coordination, the RAMS, the progress reporting and the QA records all come as part of the package rather than as an extra.

How do you coordinate with the other trades?

Before first fix, on the drawings, and then continuously on site. Most of the pain on a mechanical package comes from the ceiling void, so the sooner the duct, the containment, the sprinkler main and the mechanical services are agreed in section, the fewer times anything gets taken back down.

Can you price from a drawing package?

Yes. Send the mechanical drawings, specification and programme and we will come back with a priced package and any qualifications we think are worth flagging. If the information is still developing we can price on a schedule of rates and firm it up as the design lands.

How long does a typical mechanical package take?

It depends entirely on the size of the building and the follow on trades, so any number given before we have seen the programme would be invented. What we will do is give you a resourced sequence against your programme, showing what has to happen before we can start each area, which is usually the more useful answer.
