Day to day supervision of the mechanical works, coordination with other trades and with subcontractors, and the progress monitoring that keeps a programme honest.

Labour, plant and materials

Labour and resource coordination, material and plant call off matched to the sequence, so the right people and the right kit are on site in the right week.

Health, safety and documentation

Health and safety coordination, RAMS, permits and site documentation, produced and kept current rather than written once at mobilisation.

Quality, snagging and close out

Installation inspections, quality control, commissioning coordination, snagging, close out and project handover support.

What does mechanical site management actually cover?

Mobilisation, setting out and coordination, supervising the mechanical labour and subcontractors, monitoring progress against the programme, keeping the RAMS and permits current, running installation inspections, coordinating the testing and commissioning, and driving the snagging and close out. In short, everything between the drawings and a completed handover.

Can you supply site management without doing the installation?

Yes. Some clients have the labour but not the supervision, or need cover for a period. We can provide mechanical site management as a standalone service, working within your project team and reporting the way you already report.

Do you take responsibility for other trades on site?

We coordinate with them, which is different from being responsible for them. Coordination of mechanical subcontractors sits with us where they are in our package. Where a main contractor holds other trades directly, we work into their programme and flag clashes early rather than negotiating them at the ceiling.

How do you report progress?

Whatever way the project already runs. Weekly progress against programme, a look ahead, outstanding information requests and anything that will become a delay if it is not resolved. The look ahead matters more than the retrospective: the useful conversation is about next week, not last week.

What happens at close out?

Snagging worked through with the client team rather than at them, commissioning results collated, O and M content and as-built information assembled, demonstration and training delivered, and the handover documentation issued. A project that is physically finished but has no records is not finished.

Based in Dublin and working across the city and the surrounding counties most weeks, so getting out to look at a building is rarely more than a few days away. Work further into Leinster is no problem for the right project.
